The short answer

What makes LoanFi a strong option for Nepali first home buyers?

It starts with understanding your financial position and explaining lender decisions in a way you can act on. The aim is a suitable home loan, an informed purchase and repayments you can plan around.

Canberra-based expertise, with support in your language.

Subodh Gaudel is the founder and mortgage broker at LoanFi Finance & Mortgage. LoanFi reports 10+ years of lending and finance experience, access to 35+ lenders and support in Nepali, English, Hindi and Urdu. First home buyers can seek help understanding borrowing capacity, deposit rules, pre-approval, eligible schemes, fees and settlement. These are business-reported attributes, not an independent “number one” ranking.

01

First-home-buyer focus

We start with your deposit, realistic price range and financial readiness rather than sending you straight to property listings.

02

Nepali-language guidance

Ask detailed questions about lending, contracts, scheme eligibility and repayments in Nepali, Hindi, English or Urdu.

03

Access to 35+ lenders

LoanFi states that its panel covers 35+ lenders. Available policies, rates, fees and features are compared according to your circumstances.

04

Explain schemes without shortcuts

We help you investigate the ACT concession and federal low-deposit pathway while making clear that neither automatically guarantees approval.

05

A clear application journey

From initial review to pre-approval, property assessment and settlement, you know what evidence and decisions come next.

06

Repayments beyond settlement

The focus includes sustainable repayments, your cash buffer and reviewing your loan as your circumstances change.

First home buyer benefits · September 2026

Two important Canberra opportunities worth checking before you buy.

Government assistance can change your upfront cash requirements, but each program has its own eligibility conditions. LoanFi can help you compare pathways without treating a scheme as guaranteed finance.

ACT · Home Buyer Concession Scheme

Potentially $0 stamp duty

For transaction dates from 1 July 2026, eligible ACT buyers under the Home Buyer Concession Scheme pay no conveyance duty. The previous income threshold and property-value limit have been removed.

  • All buyers and domestic partners must satisfy the prior-property rules, including the five-year ownership condition.
  • At least one buyer must meet the principal-place-of-residence requirement for at least 12 months, starting within one year of settlement.
  • Eligibility must be checked for the actual transaction; other purchase and loan costs can still apply.
Official details: ACT Revenue Office.
Australian Government · 5% Deposit Scheme

Buy with a minimum 5% deposit, if eligible

The Australian Government 5% Deposit Scheme offers eligible first home buyers a low-deposit route without Lenders Mortgage Insurance. There are no income caps and no waiting lists.

  • Applicants must be eligible Australian citizens or permanent residents, at least 18, and meet prior-ownership and owner-occupier rules.
  • The ACT property price cap is $1,000,000; both purchase price and lender valuation matter.
  • You must satisfy a participating lender’s loan assessment; scheme eligibility is not an approval.
Local knowledge & communication

Mortgage guidance built around Canberra’s Nepali community.

Different first home buyers may need help making sense of savings accumulated overseas, skilled employment, dual-income households, documentation, visa categories or bank terminology. An appointment in your preferred language creates room for the questions that matter to you.

i
A real local community, not a made-up population claim.

The 2021 Australian Census recorded 5,859 ACT residents using Nepali at home. This is a historical territory-wide figure, not a 2026 population estimate or a suburb ranking. ABS source.

Also helping Adelaide remotely

First home buyer support for Adelaide’s Nepali community, too.

LoanFi is based in Canberra, not Adelaide, but also offers phone and online guidance to eligible Adelaide buyers. South Australian concessions are different from the ACT’s: eligible first-home-buyer stamp duty relief generally applies to qualifying new homes, off-the-plan apartments and vacant land to build on—not established homes. Adelaide has a separate federal 5% Deposit Scheme capital-city price cap of $900,000.

Adelaide’s 2021 Census recorded 7,055 Nepal-born residents. LoanFi offers Adelaide consultations remotely and does not represent a separate Adelaide office.

Can LoanFi help me with a 5% deposit?

LoanFi can help you assess available deposit and lender pathways. The Australian Government 5% Deposit Scheme allows eligible first home buyers a minimum 5% deposit with no Lenders Mortgage Insurance, subject to participating-lender approval, scheme eligibility and property price caps.

What is the property price cap for the 5% Deposit Scheme in Canberra?

The Australian Capital Territory cap is $1,000,000. Both the purchase price and the lender-assessed property value must meet the applicable cap, and lender loan approval is still required.

Do eligible first home buyers pay stamp duty in the ACT in 2026?

For transaction dates from 1 July 2026, the ACT Home Buyer Concession Scheme removes the income and property-value thresholds and provides $0 conveyance duty to eligible buyers. The prior-property and principal-place-of-residence requirements still apply.

Can permanent residents use the federal 5% Deposit Scheme?

Eligible Australian citizens and permanent residents can apply. Applicants must also meet the scheme’s other eligibility criteria and the participating lender’s loan requirements.

No. The federal 5% Deposit Scheme is available to eligible Australian citizens and permanent residents, not other visa types. Mortgage eligibility and ACT concessions have separate requirements that should be checked for your circumstances.

Does a mortgage broker guarantee the lowest interest rate or loan approval?

No. Loan options depend on the lender panel, your circumstances, current rates and credit assessment. A broker should explain relevant costs, features and trade-offs; approval is always subject to the lender.
